There is no denying that the
quality of nearby schools can influence the price of a home as well. Statistics
show that properties in areas with good schools are more in demand.
For most of us, the decision to
buy a home rests on financial resources, infrastructure, transport facilities,
availability of amenities and access to emergency services. However, one aspect
that has been added to the list, of late, is the presence of good schools.
Families do not miss on checking the presence of good schools while looking for
a home nowadays.
A large number of families today
want to stay in places where there is access to good schools. The reasons are
quite practical -with both parents working, the proximity to the schools help
the children and is considered much safer. Therefore, the closer the school the
easier the task is for parents.
The city has seen schools
mushrooming within its precincts different mediums of instruction (English,
Hindi and Gujarati); varied boards (state, central, ICSE, IGCSE, IB etc.);
funding (self-funded, government, aided, etc.); day stay boarding, you name it,
you have it! If we study the home buying patterns and match it with the
presence of 'good' schools of a particular area then we can clearly observe how
schools are a clinching factor when it comes to the property market.
Areas like Maninagar, Shahibaug
and Airport which host around 12+ decent schools are experiencing a gradual
incline in property; but it is the farflung areas like Bopal and SG Highway
(which are hubs of good schools with at least 20 options to choose from) that
have witnessed a rapid rise in the realty market. The property market in areas
like Bodakdev, Vastrapur and Thaltej is also steady.
Although Ellisbridge, Ambawadi,
Navrangpura and Paldi do have a decent number of schools, yet due to paucity of
space, the property market here is a tad stagnant. Upcoming areas in terms of
realty are Naranpura, Ghatlodia, Memnagar and Vejalpur.
The lateral growth of the realty
market of Ahmedabad into villages like Silaj, Sanand, and Sanathal is primarily
due to the sprouting of elite schools with sprawling playgrounds and excellent
infrastructure.
